CASHED-UP holidaymakers are expected to splash out on property bargains on the Gold Coast with predictions of strong summer sales particularly of high-rise apartments.

Agents say for the first time in three years, the market is primed for a sales surge with lower interest rates, government incentives and a heavily discounted oversupply of apartments. Oliver Hume Real Estate Group's Josh Brown said his forecast figures indicate this summer will be the busiest for apartment sales since the onset of the GFC.

He said first-quarter 2012 sales were expected to be 25 per cent above December figures, compared to an 18 per cent increase for the same period in previous years.

According to his research, January-March sales figures have see-sawed between 2008 and 2011.

The Gold Coast recorded an average of 75 apartment sales a month in the first quarter of 2008 on the back of the GFC, but rebounded in 2009 to record an average of 548 sales per month.


But Mr Brown said he was confident of a solid performance to kick-start 2012 with sales "in the realm of 650-700 sales of low, medium and high-rise apartments per month.

They arrive on the gold coast with their wallets bulging, realise the crime rates are sky high and think "Hey, this is just like the set of Miami Vice. Where do I sign up for property?"

around this time every year bogan families from south arrive on the GC for their 2 weeks in paradise. the property spruikers pray for unseasonably no rain and warm but not too hot weather.

day 1 - settle in. visit the beach in the afternoon.
2 - off to dream world followed with a trip to the beach (this place looks pretty good, perhaps we could live here?)
3 - late rise. stroll through the mall avoiding the property spruikers. beach. beach. 19.95 buffet dinner. (wow this place is good)
4 - late rise. some shopping at pacific fair. a bit more beach, back to the 19.95 buffet diner (this place is great)
5 - early rise. off to movie world. discovered a voucher for a different buffet that was only 18.95. (it's getting cheaper every day honey)
6 - late rise. discover breakfast buffet at 9.95. beach beach and more beach. more strolling and some limited engagement with spruikers; hook.
7 - pack the family into a too small hire car after working out the breakfast is all you can carry, not all you can eat. (does it get any better honey?) off to what they call the tablelands. overnight.
8 - back in paradise. afternoon on the beach. told of the 14.95 buffet by the people on the tablelands. delighted at the cheapness. (no honey we are not moving here, there are no jobs)
9 - late rise. visit the breakfast buffet the tablelands couple recommended, only 8.95 (ok maybe we could holiday here every year). some more strolling and an appointment made for day 13 to discuss 'investment' on the gold coast; line.
10 - pack the kids into a convertible to a trip to Brisbane. stop at Logan hyper-dome to buy some clothes that fit. rains, top up. continues to rain. can't navigate Brisbane's one way streets. rains. returns to paradise without setting foot in Brisbane, rain stops at dreamworld, top down. (Brisbane's a hole. aren't you're glad where considering an investment on the gold coast?)
11 - off to wet and wild. beach in the arvo
12 - beach beach and strolling. 13.95 buffet dinner found
13 - beach. strolling. investment seminar. selected to purchase a high rise at only 899.95k (we need to come back honey, we haven't done seaworld). purchase with only 89.95 after tax each week.
14 - stretch limo to the airport.

back to Melbourne and ready to do it all again next year. (honey i've calculated our investment is costing us 250pw)
