CASHED-UP bargain hunters are cleaning up on the NSW coast, as holiday-home vendors drop their price by up to 50 per cent after years on the market....

There is general agreement that the coast is awash with opportunity.
''People who are savvy are picking the eyes out of it,'' said Glenn Brunette, of Eden Realty, on the far south coast.
''The more prudent buyers who are cashed up are coming in early and get some terrific bargains. But they're not borrowing.
''Back in the boom, people were diving in and borrowing up to the hilt.''

Yeah! Yeah! Yeah!
Forgive me if I puke. (And that's pretty rough coming from me.)

Hurry, or you'll miss out on the next big boom, because that other ones gone past.
Really??
To listen to some RE agents, you would never realise.
Not too many have been happy to admit that the boom is over.
Could we get that as a national press release please.
It's official, the old boom is over.....

I also hope they're telling that to all the buyers picking the eyes out of the current market.
"You do know the boom is over, and you'll probably not get anywhere near what you're going to pay for this in 10 years time. Just thought you ought to know."
Oh, and I'll still take my commission on the sale - thank-you very much!

I also have not seen the "bargains" on the coast - or maybe I've been looking in the wrong places.

Is this just hype...
Have any of you seen any good coastal bargains in NSW? Any good examples lately?

The whole concept of a beach shack, cottage or holiday home has changed so much in the last 30 years it will be interesting to see how these recreational properties evolve in the future.

Many people I know dreamt of retiring to these places only to find they didn't like living further from services that become increasingly important with age. Some centres developed services and are quite liveable. But certainly not all.

I wonder how many owners of non-essential holiday homes view these as speculative investments instead of a place to store the beach gear for frequent family getaways? I know a high-earning professional couple planning negatively gear their beach house. -The advanced alpha-level of Australia property welfare!

She paid $4m in 2004. She has recouped $3m and can't get $1.2m for the last bit which has been on sale since 2008. So her probable best outcome is break even or a small loss after 8 years!

Actor Nicole Kidman has scheduled a February auction to offload the last piece of her beachfront holding on the NSW far south coast. Kidman purchased the Rosedale holding as part of a $4 million outlay on the coastal strip in 2004. She has already recouped $3 million selling two of the properties to Canberrans. The last portion is a vacant 1,009-square-metre block. It had been for sale since 2008 at $1.2 million plus

the weather doesn't strike me as very nice on the coast going south of sydney. it's seems like it's only doing well as the closest set of beaches to canberra -- where public servants are grossly overpaid for doing not much. bateman's bay, for example.

We often spend the last two weeks of December in Durras lake, which is about 20 mins north of Batemans Bay. Last month, whilst the weather was often overcast, we didn't get much rain and it was much better than what was happening in Sydney at the same time. I find the south coast more picturesque than north of Sydney. Also the weather is cooler in summer, so that it is (for my liking) much more pleasant.
