- NRAS was introduced by the Federal Government in July 2008 to encourage construction of new dwellings in Australia
- The Government incentives are either a Refundable Tax Offset or non assessable non exempt income. This means that the Government incentives are tax free
- Incentives are indexed annually at the housing rental component of the CPI. The current NRAS year (2011/2012) incentives are $9,524
- A NRAS approved property must be rented at a discount at least 20% below the market rent
- A NRAS approved property can only be tenanted by an eligible tenant/s
