Facts
  • NRAS was introduced by the Federal Government in July 2008 to encourage construction of new dwellings in Australia
  • The Government incentives are either a Refundable Tax Offset or non assessable non exempt income. This means that the Government incentives are tax free
  • Incentives are indexed annually at the housing rental component of the CPI. The current NRAS year (2011/2012) incentives are $9,524
  • A NRAS approved property must be rented at a discount at least 20% below the market rent
  • A NRAS approved property can only be tenanted by an eligible tenant/s

Hey this is a great find, and a great way for some people to get into investing.

Just be aware of the criteria thought for NRAS:
They are below. You must:

  • Earn $70,000 per year or more?
  • Own at least 50% equity in your home or know someone who is prepared to put their equity up for you?
Then you are eligible to purchase an investment property under the National Rental Affordability Scheme (NRAS).

yeah and dont foget the must rent out at %20 below current market rates! ie u have to build a super cheap place for your area, and maybe get a bump to rental return over building cost because of the other houses in your area, bucause %20 cut to rent , is going to eat away at that 9500

these are not requirements of the NRAS, but qualifiers by the company goose linked to who flogging their houses. details of the scheme are at http://www.environme...nras/index.html

an individual can not build one house in the scheme so an individual must buy of a company constructing a load of them. this is at a premium to market.

from what I've seen NRAS approved properties are around 10% (that's on top of the usual 10% premium for new) over market. ~10k pa grant is very generous. i haven't done the numbers but i suspect a NRAS property, even with overpaying is better than a non NRAS IP.

edit - the grant eclipses the boost or any of the state top up boosts! ~95k grant, now that's a serious grant.

yeah tks zaph i didnt realise it was a private company requirement., i should gave guesses when there was no gov.au in the domain name.
silly me, just saw ad on tv and thought $95 FREEKING K! i gotta go look.,
